What your place really costs

A property now shows its cost of owning. That's interest, fees, rates, insurance and upkeep, less rent and what it gained in value.

See the last 12 months, and an estimate for the next 12 from your loan's projection.
Pick the categories its costs go in. Limit one to an account to keep a rental's rates apart from your home's.
New starter categories: Rent received, Strata & body corp and Property management. They've been added to existing pools too.

See when you'll hit 80% LVR

A home with a linked loan now looks ahead. See what it'll be worth, what you'll still owe, and when your LVR drops under 80% and 60%.

Set your own target LVR and see the month you'll get there.
Drag the growth rate to see how a flat or a hot market changes things.
Save any of those dates as a milestone so it shows on your charts.

Play with rates over time

Set where you reckon rates will be in a few years and further out, and see what your repayment does.

On a loan's Overview, pick Over time under Interest rate and drag the two points. Fixed rates hold until they end.
See your repayment now, in a few years and further out.
Sliders for extra repayments, rate changes and offset top-ups, if you'd rather drag than type.
Extra repayments can start and stop on set dates, and a rate change can start later.

Rental yield

A rental shows its gross and net yield, and what it returns on your own cash after interest.

Worked out from your actual rent and costs over the last year.
Your own cash is the price less its loans. Edit the property to put in the real figure, stamp duty and fees included.

New charts, and a money health check

A health check that scores six habits against targets within reach, Year by year, a spending calendar, a loan timeline, budget pins, progress rings and a weekly balance range. Lines glow too, especially in dark mode.

Money health check on the dashboard: emergency fund, savings rate, essentials, debt to income, budgets kept and bills on time, each against a target. Leave a target blank and it's worked out a third of the way from where you were a year ago to the usual rule of thumb.
Year by year in Reports shows where each financial year's income went: essentials, lifestyle, paying off debt and what you saved. Mark any category essential or lifestyle under Categories.
Spending calendar in Reports: a year of days as dots, with open rings for days you didn't spend a cent. Click one to see that day's transactions.
Net worth in Reports has each month's cash flow underneath and a row splitting it into cash, investments, super, assets and debts. The row's on the dashboard too.
Spending by category has a rose instead of the pie, with dashed arcs for the period before.
Loan timeline on each loan: fixed and variable periods across refinances, with milestones and rates.
Budgets get a chart with a pin showing how much of each one is used, on the Budgets page and the dashboard.
Progress rings for goals, savings bonus conditions and the super cap.
Weekly balance range in Forecast: how low and high each week went, against a buffer. The buffer is worked out from your usual weeks until you set one.

Sort transactions by any column

Click a column heading on Transactions to sort by it. Click again to flip the order.

Sort by date, description, category, account, amount, or an account's running balance.
The sort stays put when you change filters.

Milestones, and net worth by age

Mark the big moments, like a new job, buying a home or a lockdown, and see them on your net worth and Reports charts. Pick someone with a date of birth to see net worth by their age.

Add milestones under Planning. Give one an end date and it shades the months it lasted.
Hover a chart to see what happened that month. Hide a milestone from reports and it stays on your list.
Choose whose age to show beside net worth in Reports. Each birthday gets a line, and over all time the axis counts years of age.
The Net worth by age card shows what you were worth at each birthday and how much it moved that year.
A person's "Show age in reports" switch keeps them out of it.

Pick what you track

Setting up a pool now starts by picking what you want to keep track of, with a short demo of each. The wizard then skips steps for anything you left out.

Point at anything in the list to watch a quick demo of it. On a phone the demo stays at the top while you scroll the list.
Flick the switch to leave something out, and its setup step drops out of the wizard. It's still in the app whenever you want it.
If you've turned animations off on your device, press Play demo to watch one anyway.
Change your picks any time from the first stop along the setup shoreline.

Net worth, account by account

Net worth on the dashboard and in Reports can now stack every account month by month, with your net worth as a line over the top.

Pick "By account" beside your net worth; it's remembered in both places.
Savings, shares and assets sit above zero, loans and cards below it, and the line between them is what you're worth.

Crypto, and capital gains at tax time

Track coins held at an exchange at live prices, bring in BTC Markets reports, and see each financial year's capital gains with the files your tax agent wants.

Add a crypto portfolio for each exchange. It holds your coins and the cash you've sent there.
Prices come from CoinGecko, free and in your currency, refreshed every 15 minutes, day and night.
Bring in BTC Markets' transaction, tax transaction and wallet reports, by hand or with the sync extension. They never double up.
Every portfolio has a Tax tab: sales matched oldest first, the 50% discount on what you held over a year, and year-end downloads.

Crypto from every big exchange

CoinSpot, Swyftx, Independent Reserve, Kraken, Coinbase, Binance and Crypto.com files now go straight in, and any other exchange's works once you pick its columns.

Coin-for-coin trades are a sale and a buy at the day's market value, the way they're taxed.
Staking rewards, interest and airdrops come in as income at what they were worth.
Portfolios keep their cash only for exchanges whose files show it.

A map of where you spend, worked out from what your bank sends. Fix any place by hand, in bulk, or with a rule.

Places come from the suburb card terminals add to descriptions, or your bank's own address columns.
Pick a place for one transaction, or select a bunch and set it for all of them.
Rules can put matches somewhere too, or keep them off the map.
Not your thing? Switch locations off in Profile and they're gone.

Money flow in Reports

A new chart in Reports follows your money from where it came in, through what you spent it on, to where the rest ended up, like savings, the mortgage or shares.

Show where money came from by income, person or account, and where it went by category, subcategory, merchant, person or account.
Overspent? It shows where the extra came from, like savings or the credit card.
Click a category, account or person to see its transactions.

Spending by category in Reports is now a treemap, with subcategories inside each category. Prefer bars or a pie? Pick one and it sticks.

Click a category to see its subcategories, then click a subcategory to see its transactions.
Each chart shows what you spent in total.
The smaller categories are grouped under Other. Click it to see them.

Assets

Add your home, car and other valuables so net worth is the whole picture, not just the mortgage.

Enter what you paid and when, and net worth counts it from then. Past months included.
Between valuations the value moves smoothly. After the latest one it grows, or depreciates, at a yearly rate you choose.
Link the mortgage to see equity and LVR, with what's owing charted against the value.

Bulk sync

One import across all your banks. Start it once and Sync opens each bank, waits for you to log in, and brings everything in.

Record one account's export and it's done for every account at that bank.
Banks with a separate login per person or business are handled one login after another.

Buying shares is matched with the bank transaction that paid for it, so it isn't counted as spending.
